Character and history

The Promenade des Anglais stretches for around seven kilometres along the Baie des Anges, from the Old Town and the Jardin Albert 1er in the east to the airport in the west. Its name dates back to the 1820s, when the English community that wintered in Nice financed a seaside path for strolling. Over the following century it grew into one of the most famous boulevards in the world, lined with grand hotels, villas and, later, elegant apartment buildings.

Icons such as the Hotel Negresco, the Art Deco façade of the Palais de la Méditerranée and the Villa Masséna museum give the eastern part its glamour, and the Promenade is part of the area recognised by UNESCO as “Nice, Winter Resort Town of the Riviera”. The famous blue chairs, the wide pedestrian walkway and the cycle path make it the city’s open-air living room, used from sunrise joggers to evening strollers all year round.

Typical properties and price levels

Property on the Promenade is almost entirely apartments, and the character changes as you move along the seafront

  • Eastern Promenade (towards the centre)

Belle Époque and Art Deco buildings near the Negresco and the Carré d'Or, with high ceilings, period details and the most prestigious addresses.

  • Central and western Promenade

Residences from the 1950s to the 1980s, often with lifts, concierges, parking and generous balconies or terraces facing the sea.

  • Modern residences

Newer or fully renovated buildings with contemporary layouts, large glazing and amenities such as secure parking.

The single biggest value driver is the view: a frontline apartment with a direct sea view from a high floor and a terrace is the classic Promenade property, and it commands a substantial premium over apartments in the streets just behind. Floor level, the size and orientation of the balcony, the building’s standing and parking all play a part too. Traffic noise from the boulevard is a factor worth considering, and good double or triple glazing makes a real difference.

Prices are highest on the eastern section near the centre and gradually become more accessible further west, making the Promenade attractive for a wide range of budgets. As a buyer’s agent we help you compare views, buildings and floors, review the copropriété (co-ownership) accounts and planned works such as façade renovations, and negotiate the right price.

Daily life: shops, restaurants, schools and beaches

Life on the Promenade revolves around the sea. The pebble beaches are right across the road, with a mix of free public beaches and private beach clubs offering sunbeds and restaurants. The walkway and cycle path are perfect for running, cycling and long walks, and the seafront has a lively but relaxed atmosphere all year round.

For everyday shopping, the streets just behind the seafront, such as Rue de France, offer bakeries, supermarkets, pharmacies and local shops. Restaurants range from beach clubs and seafront brasseries to neighbourhood bistros a block inland, while the eastern end is within walking distance of the Carré d’Or, Place Masséna and the Old Town.

Families will find primary schools and collèges in the neighbourhoods directly behind the Promenade, and Nice’s international and bilingual schools are reachable by tram or car. Parks, playgrounds and sports facilities are spread along the seafront and nearby.

Transport and connections

The Promenade is one of the best-connected addresses in Nice. Tram line 2 runs parallel to the seafront, a few blocks inland, linking the Promenade directly with Nice Côte d’Azur Airport and the Port. Several bus lines run along the boulevard itself, and the city’s bike-share stations line the cycle path. The airport is typically only 10–20 minutes away, which makes the Promenade particularly convenient for second-home owners and frequent travellers. Many residences offer private parking, a valuable asset along the seafront.

Who is the Promenade des Anglais for?

The Promenade suits buyers who want the sea to be part of daily life:

  • Second-home owners looking for a sea-view apartment that is easy to reach from the airport
  • Retirees and permanent residents who value the views, the walks and the sunshine all year round
  • Active buyers who want the beach, the cycle path and the running track on their doorstep
  • Investors attracted by the enduring demand for sea-view property – but always check the current rules for short-term letting in Nice before buying

Buyers who prefer quieter streets with more village character may prefer the Musicians’ Quarter or Mont Boron, while those wanting the most central and prestigious location often look at the Carré d’Or, just behind the eastern Promenade.
