Character and history
Nice sits at the centre of the Côte d'Azur, and some of the most sought-after addresses on the coast are within easy reach. To the east, towards Monaco, steep green hillsides drop into deep blue bays
A colourful fishing village wrapped around one of the deepest natural harbours in the Mediterranean, with a 16th-century citadel, a medieval covered street and the chapel decorated by Jean Cocteau.
A peninsula of pine trees, private estates and coastal paths, long the hideaway of aristocrats and artists, and home to the Villa Ephrussi de Rothschild and its gardens.
A refined Belle Époque resort with a famously sheltered climate, elegant villas, a marina and the Greek-inspired Villa Kérylos.
A medieval village perched high above the sea, with its exotic garden and breathtaking views, and Èze-sur-Mer with its beach below.
To the west, the Riviera continues with two world-famous names
Glamorous and cosmopolitan, with the Croisette, the Palais des Festivals and its film festival, the old Suquet quarter and the Lérins Islands offshore. The hills of La Californie and Super Cannes are home to some of the finest villas on the coast.
The legendary former fishing port, with its harbour, the market on Place des Lices and the beaches of Pampelonne nearby. Villas in Saint-Tropez, Ramatuelle and Gassin are among the most coveted second homes in Europe.
We also help buyers looking at Cap d’Ail, Antibes or the hilltop villages of the Nice hinterland.
Typical properties and price levels
The property market outside Nice is dominated by villas and high-end apartments, and the range is wide
From Belle Époque residences to contemporary architect-designed homes with pools, gardens and, in rare cases, direct sea access.
Gated buildings with pools, parking and large terraces, offering sea views without the upkeep of a villa.
Characterful homes in the old centres of Villefranche, Èze and Beaulieu, often with terraces and rooftop views.
Saint-Jean-Cap-Ferrat and Saint-Tropez are among the most exclusive property markets in Europe, while Cannes, Villefranche, Beaulieu and Èze offer a broader range, from apartments to prestige villas. Views, privacy, access to the sea, parking and the steepness of the plot are the main value drivers. Many top properties are sold discreetly off-market. As a buyer’s agent we give you access to that supply, help you assess technical and planning aspects, and negotiate on your behalf.

Daily life: shops, restaurants, schools and beaches
Villefranche and Beaulieu have a village rhythm, with bakeries, markets and harbourside restaurants, while Cap Ferrat offers a small village centre around its marina. Cannes is a complete city with luxury shopping, fine dining and a year-round cultural life, and Saint-Tropez is lively in summer and much calmer out of season.
The beaches are a highlight: sandy Villefranche, the sheltered coves of Cap Ferrat and Beaulieu, the private beach clubs of the Croisette and the long sands of Pampelonne.
Families will find primary schools in the main towns, and secondary and international schools in Nice, Monaco and the Cannes–Antibes area, including Sophia Antipolis.
Transport and connections
The coastal railway connects Villefranche, Beaulieu and Èze to Nice and Monaco in around 10–20 minutes, and the three Corniche roads link the towns by car. Cannes is around 30–40 minutes from Nice by train or motorway, and the airport is equally close. Saint-Tropez is the exception: count on around two hours by car from Nice, or a short helicopter transfer from the airport, which is why it mostly attracts second-home buyers. Outside the town centres, a car is close to essential.
