Fabron
Villas above the Baie des Anges.
Fabron is the residential hillside on the west of Nice, rising from the Promenade des Anglais. Villas and residences in gardens look out over the Baie des Anges, minutes from the airport and the sea.

Character and history
In the 19th century the western hills of Nice were a landscape of olive groves and country estates, and some of the grand villas and parks of that time remain. The most visible is the Château Sainte-Hélène, a pink villa in its own park that now houses the Musée international d’Art naïf Anatole Jakovsky. Below it, the Parc Carol de Roumanie keeps the terraces and greenery of an old estate.
Today Fabron is a calm residential district of winding avenues, private residences and villas set in gardens of pines, palms and olive trees. The higher you climb, the wider the view over the bay, from the Promenade des Anglais to Cap d’Antibes.
Typical properties and price levels
Fabron is one of the places in Nice where you find more space and outdoor living:
- Villas with gardens, terraces and pools, many with panoramic sea views.
- Apartments in residences set in landscaped grounds, often with a pool, parking and a caretaker.
- Large terraces and south-facing outlooks over the Baie des Anges.
- Quiet streets away from the bustle of the centre.
The view, the outside space and the position on the hill drive the price: properties high up with an open sea view and a pool are the most sought-after. As a buyer’s agent we help you assess the property, its access and its surroundings, and negotiate on your behalf.

Daily life: shops, restaurants, schools and beaches
Fabron is a place to come home to. Local shops and services are found at the foot of the hill and around Magnan, and larger supermarkets are a short drive away. The faculty of letters of the Université Côte d’Azur at Carlone lies at the bottom of the hill, and schools are found in the surrounding districts.
The beaches of the Promenade des Anglais are a few minutes downhill, and the cafés and restaurants of the seafront and the centre are a short drive or bus ride away. Gardens, parks and the view itself are the everyday luxury here.
Transport and connections
A car is the practical choice on the hill, and most villas and residences have parking. Buses connect the avenues with the seafront and the centre, and tram line 2 runs along the bottom of the hill to the airport and the city centre. Nice Côte d’Azur Airport is around 10 minutes away by car, which makes Fabron popular with buyers who travel often.
