Character and history

The Carré d’Or, or “Golden Square”, is the area between the Promenade des Anglais and Boulevard Victor Hugo, stretching west from the Jardin Albert 1er and Place Masséna. It took shape in the late 19th and early 20th centuries, when Nice became the winter retreat of choice for European aristocracy and wealthy British and Russian visitors. Grand residences, hotels and apartment buildings were built in the Belle Époque style, and later in Art Deco, giving the district the refined, harmonious streetscape it is known for today.

Landmarks include the Hotel Negresco and the Villa Masséna museum on the Promenade, the Anglican Holy Trinity Church on Rue de la Buffa, and the elegant shopping streets of Rue Paradis and Rue Alphonse Karr. Despite its prestige, the Carré d’Or is a genuinely lived-in neighbourhood, with year-round residents, local shops and a calm, sophisticated atmosphere.

Typical properties and price levels

The housing stock is dominated by apartments in Belle Époque, Art Deco and well-kept post-war buildings, many with a concierge, a lift and stone staircases. Typical features include high ceilings, mouldings, parquet floors, large windows, French balconies and, on the best floors, terraces with sea views. Sizes range from compact studios, popular with investors, to generous family apartments and penthouses.

What drives value in the Carré d'Or

  • Sea views and floor level

Apartments on the Promenade des Anglais or with a side sea view, and upper floors with terraces, command the highest prices.

  • Building standing

Bourgeois buildings with a concierge, lift and well-maintained façades are in strong demand.

  • Original details

Mouldings, fireplaces and parquet add charm and value, especially when combined with a modern renovation.

  • Parking

Garages and parking spaces are scarce and add significantly to an apartment's appeal and resale value.

Price levels are among the highest in central Nice, with Promenade-front apartments and renovated top floors at the very top of the market. As a buyer’s agent we help you compare properties street by street, review the copropriété (co-ownership) accounts and planned works, and negotiate the right price.

Daily life: shops, restaurants, schools and beaches

The Carré d’Or combines everyday convenience with a touch of luxury. Rue Paradis and the surrounding streets are home to international fashion and jewellery brands, while the pedestrian Rue Masséna and Place Masséna are a few minutes’ walk away. For daily shopping there are bakeries, delicatessens, wine merchants and the covered Buffa market, and the main shopping street, Avenue Jean Médecin, is close by.

The restaurant scene ranges from neighbourhood bistros and Italian trattorias to fine dining, and the Old Town’s bars and terraces are within walking distance. Culture is close at hand too, with the Villa Masséna museum, the Opéra de Nice and the galleries of central Nice nearby.

Families will find local primary schools in and around the district, and Nice’s international and bilingual schools are easily reached by tram or car. The beach is literally at the end of the street: cross the Promenade des Anglais and you are on the pebble beaches, with a choice of public beaches and private beach clubs.

Transport and connections

The Carré d’Or is one of the best-connected areas in Nice. Tram line 1 stops at Place Masséna, and tram line 2 has stations on the northern edge of the district with direct connections to Nice Côte d’Azur Airport, around 20–25 minutes away. Nice-Ville train station is a short walk or tram ride away, with regular trains to Monaco, Cannes and Italy. Most daily errands are easily done on foot, and several underground car parks serve those who keep a car.

Who is the Carré d'Or for?

The Carré d’Or suits buyers who want a prestigious, central address within walking distance of everything:

  • Permanent residents and retirees who value convenience, the beach and city life on foot
  • Pied-à-terre buyers looking for a secure, easy-to-manage base close to the sea
  • Investors seeking strong rental demand and solid long-term value – but always check the current rules for short-term letting in Nice before buying
  • Families who want spacious apartments in classic buildings, close to schools, parks and the beach

Buyers looking for a quieter, greener setting or larger outdoor spaces may prefer Mont Boron or the Musicians’ Quarter, while those after historic character on a smaller budget often look at the Old Town.
