We can't recommend Joacim Ordhall of Warde Properties highly enough for his services as a buyer's agent. Purchasing property remotely, from another country, comes with real challenges, and Joacim made the entire process feel manageable and trustworthy from start to finish. Early on, he provided a thoughtful summary of available apartments in Nice, with detailed comments on how each one aligned with the specific features we were looking for. What stood out most was that he was genuinely committed to helping us find the place that felt *right* for us, not just closing a sale. At no point did we feel any sales pressure, which made a huge difference given we were making this decision from thousands of miles away. Joacim is fluent in both English and French and works fluidly with local agents, which was invaluable in navigating the Nice market. His 15+ years of presence in the local real estate community meant he was deeply and well integrated with local professionals. He provided seamless assistance setting up the accounts we needed as foreign buyers, and connected us with reliable service providers for HVAC work and a kitchen remodel. After closing, he continued to go above and beyond, helping us get utilities set up quickly so we could actually stay in the apartment right after the purchase was finalized. It's also worth noting that Joacim takes on a limited number of clients specifically so he can provide this level of high-touch, high-quality service, and it shows. Just as importantly, he is fully licensed. This matters more than many buyers realize: a number of English-speaking "agents" working in Nice are not licensed agents themselves but are *agents commerciaux en immobilier* operating under another broker's *carte professionnelle* (the official real estate license, sometimes called *carte T*), rather than holding their own. Joacim holds his own credentials outright, which gave us real confidence and accountability throughout the transaction.
