Mont Boron

Belle Époque villas among the pines.

Mont Boron in short

Mont Boron is Nice's most exclusive hillside: Belle Époque villas and residences with pools set among pine forest, with panoramic views over the Baie des Anges and Villefranche. Peace and nature, just minutes from the Port and the city centre.

Character and history

Mont Boron rises east of the Port, forming a green, wooded headland between the centre of Nice and the bay of Villefranche-sur-Mer. In the late 19th century, wealthy British, Russian and French families began building grand villas here, drawn by the mild climate, the clean air and the spectacular views. Many of those Belle Époque villas still stand today, hidden behind gates and gardens along the winding roads.

The top of the hill is dominated by the Parc forestier du Mont Boron, a protected forest park of Aleppo pines and Mediterranean scrub with walking trails and some of the best viewpoints on the Riviera. The 16th-century Fort du Mont Alban crowns the summit, and the pink, castle-like Château de l’Anglais, built in the 1850s, is one of the most recognisable silhouettes above the Port. The atmosphere is calm, green and residential – a world away from the city bustle, yet only minutes from it.

Typical properties and price levels

Mont Boron offers some of the most prestigious property on the Côte d'Azur. The market is a mix of three main types

  • Villas and estates

From restored Belle Époque villas to contemporary architect-designed houses, often with gardens, pools and uninterrupted sea views.

  • Apartments in luxury residences

Gated buildings with landscaped grounds, pools, parking and large terraces, offering a villa-style lifestyle with less upkeep.

  • Apartments in converted villas

Characterful apartments within historic villas, often with high ceilings, period details and private garden areas.

Views are the single most important value driver: the panorama over the Baie des Anges, the Port or the bay of Villefranche can define a property’s price. Privacy, plot size, parking, a pool and the quality of the access road also matter a great deal.

Price levels are among the highest in Nice, with frontline sea-view villas reaching the very top of the Riviera market. Many of the best properties change hands discreetly, without public listings. As a buyer’s agent we help you access that off-market supply, assess technical aspects such as terrain, building permits and renovation needs, and negotiate on your behalf.

Daily life: shops, restaurants, schools and beaches

Mont Boron is primarily residential, and that is a large part of its appeal. There are a few local shops, cafés and restaurants on the lower slopes and along the coastal road, but for everyday shopping most residents head down to the Port, which offers bakeries, markets, restaurants and wine bars within minutes. Villefranche-sur-Mer, with its harbour restaurants and old town, is just around the headland.

Nature is right outside the door: the forest park is ideal for morning runs, dog walks and hikes with views across the sea. For swimming, the coastal road below Mont Boron leads to rocky coves, swimming platforms and small beaches such as Coco Beach, and the sandy beaches of Villefranche are a short drive away.

Families will find schools in the neighbouring Port and Riquier areas, and Nice’s international and bilingual schools are reachable by car. Most families living on Mont Boron rely on a car for the school run.

Transport and connections

A car is close to essential on Mont Boron, given the hilly terrain and winding roads, and most properties come with garages or private parking. The coastal road (Basse Corniche) connects Mont Boron to the Port in a few minutes and to Villefranche, Beaulieu and Monaco further east. Local bus lines link the hill to the Port, where tram line 2 runs directly to Nice Côte d’Azur Airport. By car, the airport is typically around 20–30 minutes away depending on traffic, and the Old Town and city centre are within easy reach.
