Sold on Rue Gioffredo, Nice: An Accepted Offer in Four Weeks
Warde Property handled the sale of this renovated two-bedroom apartment on Rue Gioffredo in Nice, securing an accepted offer close to the asking price in the fourth week of marketing.
The journey
First contact
Our clients first came to Warde Property looking for a renovation project in Nice. They bought this apartment through us during Covid, assessing it remotely from our videos, photographs and floor plan.
Preparing the home
Years later, our clients instructed us again to sell. We gathered the documentation for the sale, arranged the required property diagnostics and commissioned professional photography and video.
On the market
Our campaign combined direct enquiries with exposure through partner agencies. The first two weeks brought several viewings, but initial offers did not meet the sellers’ expectations, so we continued marketing.
Sold
In the fourth week, American buyers introduced by a partner agent offered close to the asking price with no particular conditions. The preliminary agreement followed within a few weeks, completion about two months later.
In our own words
The brief
For our sellers from England, this sale was the latest chapter in a relationship that began when we helped them buy the same apartment several years earlier. After its renovation, the top-floor apartment offered two spacious bedrooms, two bathrooms and a generous living area with large windows and an open-plan kitchen, opening onto a south-facing balcony, with a second balcony and open views. High-quality materials throughout, air conditioning in every room and double glazing completed it. Our clients enjoyed it as a holiday home and occasionally rented it out in the high season.
What we did
When they bought, our clients could not travel to Nice, so we provided videos, photographs and a floor plan for them to assess the apartment remotely, and introduced a renovation company we work with to carry out the transformation. For the sale, we prepared the documentation and diagnostics, presented the renovated apartment in professional photography and video, and widened the pool of buyers by combining our own enquiries with partner agencies. When the first offers fell short, we kept marketing the apartment rather than settle.
The result
In the fourth week, a partner agent introduced American buyers whose requirements closely matched the property. Following their viewing, they offered close to the asking price, without any particular conditions, and our sellers accepted. We then liaised with the notaires to move the transaction forward: the preliminary sale agreement was signed within a few weeks and completion followed approximately two months later. Thank you to our sellers for placing their trust in Warde Property once again, and congratulations to the buyers on their new home in Nice.
