Old Town / Vieux Nice

Property in Nice

Nice's Old Town or Vieux Nice, is the historic heart of Nice. Its characteristic narrow streets are filled with cafes, craft shops and restaurants where you can smell Provencal lavender and Nicoise Socca (Chick pea pancake). Owning a property in the Vieux Nice, where most of the buildings are older than the French or US republics, means owning a part of history that continues to this day.

The Vieux Nice is historic Nice. Buildings date since 1600, church bells ring every few hours and it seems like whatever direction you take, you will always find a traditional European-style square with a fountain, cafes and an imposing church steeple.

The Old Town is located in the heart of Nice, bordered by the Promenade des Anglais to the South, the Chateau and Port of Nice to the East, Carre d'Or to the West and Central Nice to the North. From anywhere in the Vieux Nice, the beach is a less than 10 minute walk.

The Old Town is always bustling with tourists, especially the main squares of Place Rossetti, Place du Palais du Justice and Place Saint Francoise. However, there are some quiet streets in the upper areas of the Old Town, for those who crave peaceful bases from which to explore the area.

The Vieux Nice is unique in many ways. For property buyers, the undeniable charm and activity has its allure. If you can accept walk ups (there are almost no elevators in the Old Town) and 'original' communal stairways (they are not generally maintained as well as the facades), then the Old Town could be for you!

Prices for entry level studios start from around 120 000 euro. For renovated one and two bedroom apartments, budget between 200 000 Euro and 350 000 Euro.

The Old Town has very strong rental demand, both long term and for holiday lettings. Warde Property can assist you with both types of letting.
